Default My rights as a tenant in the state of Arkansas?

I currently rent a house from my Step-Mother. She gave me a one-year lease that was signed recently. Now she has decided to sell the property and wants me out of the house soon. What are my rights if I decide to take legal action. Also, the contract states that if there is a financial hardship, that it must be addressed to the landlord. I have told her that once I found a job, I would like to be exempt from paying rent for 2 months so I can catch up on my finances. She agreed and I told her that I would pay her for the 2 months simultaneously once I am in a stable financial situation. I will be paying the rent soon at the beginning of November for the past 2 months and the current month. Do you think that me not paying her for 2 months(this was a verbal agreement) will affect my standing in court? Thanks in advance!
