| anyone answer them asap please.? 1) Is making 3x the rent always a requirment (mostly) one of my friends (dads friends) said her landlord dont care as long as she gets her rent bt I heard you need to earn 3x the rent 2) Do any landlords rent to an 18 year old, I have to move out on my 18th I wont stay at home because I have been wanting to move out since I was 14 3) If you pay a bit higher deposit would a landlord ever allow a dog? or maybe a small caged animal 4) If I go for a flat/house how long will it take me to get accepted 5) How often do landlords do checks on their property? is it once a month 6) If I don't qualify with the 3x the rent, and noone will gurantor me will I beable to pay my rent in advance. Like all 6 month in one go (if rent is £350 I pay them £2100), and do they give receipts to prove this 7) Last but not least if you was/are a landlord what would the 18 yea old have to do to make you consider them helen for question 1 I meant if rent was £250 a month they would need me to earn £750 |

| I'm no expert but here goes.... 1. As long as the landlord is making money they are fine, I have never heard of the 3x rule. Mostly they are looking to cover their mortgage and other costs with a slice on top. 2. Again as long as they are receiving their rent, as long you are the legal age to rent a house/flat, I see no problems. 3. Depends on the landlord, some places are accommodating with animals and others refuse flatly as hairs, mess etc make a flat/house smell of dog. 4. If the flat is available you could be in within the week. 5. Again it depends, I have been checked monthly and then at another flat, very rarely. As long as your not ripping the carpets up and painting the walls! you'll be fine. 6. I'm sure if you ask, you'll get a receipt. There are many letting agencies out there and i'm sure the person who is letting the flat/house out would prefer to have a long let like yourself in there as opposed to a short term let who may not care about they're home properly. 7. Trust me, head along to a few letting agents and check gumtree etc for available property and you'll be fine. Your the one with the cash and at this time they need you more than you need them. And finally don't be afraid to try and knock a few quid of the rental price, remember if you don't ask, you don't get! Good Luck Steve. |
